Granollers, Barcelona
It includes two underground floors for parking and a ground floor for commercial purposes, with four upper floors of residential units between party walls.
This building, in the preliminary design phase, occupies and contemplates the conditions of an urban planning action plan defined by the current Granollers POUM.
The floor plan of this linear building occupies the entire lot up to a depth of 15 meters defined in the POUM.
Given the number of homes that can be built and the provision of parking spaces that must be implemented, all in compliance with urban planning regulations, two basement floors have had to be designed on which the floor will be erected lower part of the building, of a commercial nature, and the four upper floors intended for housing between partitions.
The project of the homes establishes them as passers-by, so that despite having to place some more stairs the functional quality of the resulting homes is much better than in the case of a conventional solution.
On the interior level, the first three floors are the same and the fourth floor adds the undercover space so that duplex spaces are organized which at the same time have individual terraces facing south and north that enrich the functional features of the homes.
Project-wise, the functional distributions of the homes can be variable, and this is how it is exposed in the plans, so that the open dining-living room-kitchen spaces incorporate tele-work spaces, children's study or family leisure
It is planned that at the same time as proceeding with the commercialization of these homes, each buyer can express his will regarding the type of interior space that is most favorable to him.
The aesthetic proposal of the building clearly frames each of the homes, to the right and to the left, of the core of the staircase, emphasizing the character and functionality of the outdoor terraces that, as the end of the open spaces during the day, can allow a table with some chairs for dinner or lunch and which are protected by a skin of orientable slats that act, on the other hand, as a climate regulator for the homes given, above all, their orientation at noon.
Finally, and in order to give character and exclusivity to the building, the structuring of solid vertical elements painted in red has been thought of.
